My Atkins kits was everything: apex seals/springs, OC rings, springs and rubbers, side seals(which were very fun to grind down to within 4k of an inch tolerence) /springs, corner seals/springs pilot bearing/seal, front and rear seals, thermal pellet all internal gaskets and seals and the external gasket set.. $750. I also replaced all bearings (mains and rotors) new fuel filter, thermostat, water pump and thrust bearings which was about another $120. My results are 100 psi compression front and rear with literally no miles on the rebuild. Woohoo

So water seals are included in complete gasket sets?

Also, what parts would you get from say FD engines? corner seals right? Anything else to do to the engine to make it more reliable?

I just bought a full rebuild kit from Atkins Rotary a while back. I called rotary aviation before I called them, and the guy seemed sort of in a hurry and told me to email him telling him what I need, so I just said okay, and emailed him. He never emailed me back that night. I also called Atkins later that day and I spoke to Mike on the phone. I actually called asking what hte price difference was in their ebay items and their normal price. It turned out to only be like $10. I didn't order anything that day, but I talked to him a while on the phone about what I would need, and what he recommended replacing. He was real nice and very helpful. I never heard back from rotary aviation the next day either, so I just called Atkins back and asked to speak to Mike again. I decided to just do a complete rebuild, and ordered all hard parts, bearings, external gaskets, thermal pellet, etc. It's their "Kit C" on their site. Anyway, again he was very helpful and told me to call back and ask for him if I needed any help or had any questions with the rebuild. I didn't get as good of a deal as 1adzam, but I got the full kit shipped for about $100 less than their listed price on their site. I probably could have got it cheaper elsewhere, but I personally think that the customer service and support at Atkins warrants the extra cost, as I know that if I have any problems they'll take care of me.

I did hear back from rotary aviation a few days later. By that time I had already ordered the kit from Atkins. As it turned out, I could have saved a bit of money ordering from them, but oh well. I don't regret giving Atkins my money at all.

We probably could have gotten away with reusing some parts, as the engine only had 60k miles on it. But it had been sitting for what I was told was 4 years. But I think it was even more, because the owner had kept all service records and the last records were from '97. Anyway, to make a long story short, a number of the seals broke or were damaged when we removed them. Really it was just the side seals I think. But we just decided that we might as well do a full rebuild now.

So master kits don't include oil seals is what I am understanding.
