buy and rebuild? or not

I can get a complete 94 13b-re motor locally with tranny for $400.00! The catch is when it was in the car there was a engine fire!? well the motor was pulled out of the car with plans to rebuild however the motor was not covered so "when it rains it poors" and it did just that!!! all over the motor! The motor would be going into a 1987 base model fc3s. So my question is to all you experts do I buy it and rebuild it completely or wait and find another motor. I have roughly 4k plus what ever I get for parting out the parts I have...for the swap for my car either a T2,13b-re or what ever? My goal for my fc is somewhere around 400hp to the wheels.

I have been and still am researching various swaps into the fc3s. So much to learn.!!!!!

Please add your thoughts.

F.Y.I. my fc3s is my project car not my daily driver (so know real rush), my daily driver is a supercharged 300hp 03' tiburon GTV6.
